What to Do 6 Months Before Selling Your Sunbridge or Weslyn Park Home

By Aileen Torres, Broker Associate | Keller Williams Advantage III Realty | September 2026

Selling a home in Sunbridge or Weslyn Park is different from selling in most other communities. The reason is simple: you are not just competing with other resale homes. You are competing with active builder inventory. Buyers in this community can walk into a model home and order exactly what they want. Your job as a resale seller is to make your home the better choice.

That takes preparation. And preparation takes time. Six months, specifically.

Here is what I tell every Sunbridge seller I work with, broken into a month-by-month action plan.

The Sunbridge and Weslyn Park Market Right Now

Before you can plan your sale, you need to understand what you are selling into. Here is the current market data for zip code 34771 (which includes Sunbridge and Weslyn Park), from Stellar MLS via RPR, pulled August 24, 2026:

$475KMedian Sold Price

98.87%Sale to List Ratio

40 daysMedian Days on Market

4.91 monthsInventory

Nearly 5 months of inventory puts this market close to balanced, slightly favoring buyers. The 98.87% sale-to-list ratio means sellers are getting very close to asking price, but buyers are not paying significantly over. The 40-day median shows buyers are taking their time before committing. This is a market where you earn your sale price through preparation and smart pricing.

The Builder Competition Factor

Sunbridge is still actively developing. Builders including Ashton Woods and Dream Finders are actively marketing new homes in Weslyn Park and the broader Sunbridge community. When a buyer compares your resale home to a brand-new home with builder incentives, they will notice every deferred maintenance item, every dated finish, and every sign that your home was well-used. This is not a knock on resale. It means your resale home must show exceptionally well to win that comparison.

Your 6-Month Pre-Listing Timeline

6

Month Six Before Listing

Understand Your Position

This month is entirely about getting information, not taking action yet.

  • Get a professional CMA. What have comparable homes in Weslyn Park and Sunbridge actually sold for in the last 90 days? Not Zillow. Not a neighbor's opinion. An actual MLS-based comparative market analysis from a local agent who knows this community.

  • Walk your competition. If you can, tour active listings in your neighborhood and visit a builder model. See exactly what buyers are comparing your home against. This is eye-opening for most sellers.

  • Identify where your home needs work. Walk through your home with fresh eyes. Write down anything that a buyer might notice or that would come up in an inspection. Be honest. This list is your roadmap for the next five months.

  • Understand your equity position. Talk to a lender about your current mortgage balance and what your estimated net proceeds look like at different sale prices. This informs your pricing flexibility later.

5

Month Five Before Listing

Address Deferred Maintenance

Use your list from last month and get contractor estimates now, not in Month 2 when you are rushed.

  • HVAC service and documentation. Have your system professionally serviced and get the paperwork. Buyers in this price range want to see maintenance records, and a serviced HVAC is one of the first things good agents recommend.

  • Exterior walk-through. Look at the roofline, gutters, caulking around windows and doors, driveway cracks, and any staining on the exterior. In Florida's climate, these age faster than sellers expect.

  • Plumbing and water heater check. Know the age of your water heater and whether there are any slow drains, leaky faucets, or supply line issues. These are cheap to fix now and expensive as buyer negotiating leverage later.

  • Get multiple quotes. For anything that needs a contractor, get at least two quotes so you understand true repair cost before committing.

4

Month Four Before Listing

Complete the Repairs

Stop planning and start doing. This month is for execution.

  • Complete all the contractor work. Any repair that shows in an inspection or during a showing needs to be done now. Do not leave it for the listing period.

  • Paint where it matters. Interior paint is one of the highest-return improvements for a resale home. Fresh neutral paint eliminates years of scuffs, marks, and dated color choices. You do not need to repaint everything, but a builder-fresh feel in the main living areas makes a significant difference.

  • Garage organization and deep clean. Buyers look in garages. An organized, clean garage communicates care for the home. A cluttered or stained garage does the opposite.

  • Flooring assessment. Look at grout lines in tile areas, any scratches or worn areas in wood or LVP flooring, and carpet condition. Replacing or professional-cleaning worn carpet before listing is almost always worth the cost.

3

Month Three Before Listing

Declutter and Depersonalize

This is the hardest month for most sellers. It requires detaching emotionally from the home and beginning to see it as a product on the market.

  • Remove at least 30% of what is in each room. Rooms look larger, cleaner, and more like model homes when there is breathing room. If you need help deciding what stays, hire a professional organizer for a session.

  • Pack away personal photos, collections, and memorabilia. Buyers need to visualize themselves in the home. Your family photos and personal items make that harder, not easier.

  • Clear the garage of off-site storage candidates. Rent a small storage unit now if needed. Buyers should see floor space in the garage, not stored belongings.

  • Curb appeal pass. Pressure wash the driveway and exterior, add fresh mulch to planting beds, replace any dead plants, and clean the front door and hardware. Curb appeal is the first impression on every photo and every showing.

2

Month Two Before Listing

Staging and Photography Prep

By now the home should be repaired, decluttered, and in good shape. This month is about final polish and professional presentation.

  • Book a staging consultation. A professional stager will see your home the way buyers see it, not the way you see it after living there for years. Even minor staging adjustments in furniture arrangement, bedding, and accessories make a measurable difference in listing photos.

  • Book professional photography. Listing photos are the first showing. They determine whether buyers put your home on their tour list or skip it. In a market with builder model photos as competition, amateur or phone photos cost you showings. Book a professional photographer with real estate experience.

  • Final pricing conversation. Revisit your CMA with your agent. What has sold in the last 30 days? What is sitting? Where are the price gaps? Your list price should be set this month, not the week you list.

1

Month One Before Listing

Ready to Launch

The final 30 days before your home hits the market are for logistics and final execution.

  • Photo and video day. Professional photos, video walkthrough, and any aerial footage that shows the community amenities and location. This content is the foundation of your marketing campaign.

  • Confirm your contingency plan. Where are you going after you sell? If you do not have a clear next step, talk through your options now. Selling without a plan for what comes next creates unnecessary stress at closing.

  • Review the listing agreement and marketing plan. Understand how your agent is marketing your home beyond just putting it in the MLS. Digital marketing, social media reach, targeted buyer campaigns, and open house strategy all matter in a market with this much builder competition.

  • Do a final walk-through with buyer's eyes. Walk through your home one last time pretending you are a buyer who just walked in from the street. Fix anything that catches your attention. By this point, the list should be very short.

The Resale Advantage Builders Cannot Match

Here is the conversation I want every Sunbridge seller to have with buyers: yes, they can buy new from a builder. But your resale home offers something the builder cannot. There is no waiting for construction. There are no surprise upgrade costs at the design center. The landscaping is established. The neighbors are known. The community is real, not a rendering.

When your home is priced right, shows beautifully, and is positioned by an agent who knows how to tell that story, you win deals against new construction regularly. But it takes preparation. All of this happens before you list, not after.

A Note on Timing in This Market

At 40 median days on market, buyers in this area are not rushing. They are touring multiple homes, visiting builder models, and making deliberate decisions. Your home will be on the market for multiple weeks. Every day it sits, buyers are forming opinions about it. The preparation you do before listing determines whether those opinions are "we should move fast on this" or "let's see if they reduce the price."

Start this process six months before you want to be in contract. Most sellers who come to me saying they want to list "in a month or two" are not actually ready. Six months gives you the runway to do this right.
