What Is It Like Living in Del Webb Sunbridge? An Honest Look at the 55+ Lifestyle

By Aileen Torres, Broker Associate | Keller Williams Advantage III Realty | September 2026

More and more buyers in their 50s, 60s, and 70s are asking about Del Webb Sunbridge. Some are coming from St. Cloud or Greater Orlando. Others are relocating from the Northeast, specifically New York, New Jersey, and Connecticut, and want to know what everyday life actually looks like inside this community before they commit.

I work with buyers and sellers in the Sunbridge area, and I want to give you an honest picture, not a sales pitch.

Here is what living in Del Webb Sunbridge actually looks like.

Key Facts About Del Webb Sunbridge

  • Active adult 55+ community (at least one resident per home must be 55+)

  • Located inside Sunbridge, a Tavistock master-planned development in Osceola County

  • St. Cloud mailing address, zip code 34771

  • Builder: Pulte Homes (Del Webb brand)

  • Approximately 10 to 15 miles from Lake Nona Medical City

  • Community Development District (CDD) fees apply in addition to HOA fees

The Daily Rhythm at Del Webb Sunbridge

The thing residents mention most is the pace of life. It is active without being frantic.

A typical morning at Del Webb Sunbridge might start with a walk or bike ride through the community's landscaped streets, followed by a pickleball match, a workout at the fitness center, or a swim. The community was designed to make staying active easy, which is exactly what most buyers are looking for at this stage of life.

The social calendar is one of the things that surprises people the most. Del Webb communities are known for their organized activities, clubs, and events. Del Webb Sunbridge follows that model: there are clubs for everything from bocce ball and golf to arts and crafts, cooking, and travel. For people who are used to the social structure of a workplace and are worried about losing that after retirement, Del Webb communities have a built-in answer.

Afternoons are often quieter. Residents who want to drive into Lake Nona for dining at Chroma Modern Bar and Kitchen, a visit to Boxi Park, or shopping at the Lake Nona Town Center area are 15 to 25 minutes away depending on traffic and destination.

The Amenities: What's Actually There

Del Webb Sunbridge is built around a central amenity campus. The clubhouse serves as the social hub of the community.

Recreation

  • Resort-style pool and spa

  • Pickleball courts

  • Tennis courts

  • Bocce ball courts

  • Walking and biking paths

Social and Wellness

  • State-of-the-art fitness center

  • Clubhouse with gathering spaces

  • Catering kitchen for events

  • Resident clubs and activities

  • Organized social calendar

The community is still growing, which means some amenities may be in build-out phases depending on when you visit. Pulte continues to develop new phases of Del Webb Sunbridge, so the full build-out is ongoing. Buyers should ask about the current amenity completion status when visiting.

The Homes: Pulte Quality, Smart Layouts

Del Webb Sunbridge homes are built by Pulte Homes under the Del Webb brand. Floor plans are designed specifically for the way active adults live: open layouts, wide doorways, fewer stairs, primary suites on the first floor in many plans, and covered outdoor living spaces that take advantage of the Florida climate.

Home sizes typically range from smaller villas up to larger single-family homes, giving buyers options depending on how much space they want to maintain. Many buyers downsize from a 3,000 or 4,000 square foot home elsewhere and find that a 1,800 to 2,200 square foot Del Webb home gives them everything they need and less of what they no longer want.

The upgrade situation is worth noting. New construction homes at Del Webb Sunbridge are priced at a base price that often requires significant design center upgrades to get the finished home buyers expect. If you are comparing a new build to a resale home at Del Webb Sunbridge, compare the true delivered cost, not the advertised base price.

The Sunbridge Geography: What You Need to Know

Sunbridge is a 24,000-acre master-planned community being developed by Tavistock, the same company behind Lake Nona. It spans parts of Orange and Osceola Counties, though Del Webb Sunbridge specifically sits in Osceola County with a St. Cloud mailing address.

Weslyn Park is the primary residential neighborhood inside Sunbridge for families and non-age-restricted buyers. Del Webb Sunbridge is the 55+ neighborhood within the same development. They are neighbors, not competing products.

This geography matters because most internet searches and real estate websites still get it wrong. Listings sometimes appear under "Lake Nona" when they are technically in Sunbridge with a St. Cloud address. These are different places with different tax rates, school districts (though not relevant for Del Webb buyers), and county services.

Lake Nona amenities like Boxi Park, Chroma, LP Fit, and The Aquatic Center in Laureate Park are not inside Sunbridge. They are accessible by car in 15 to 25 minutes. That is worth knowing so expectations are accurate.

Who Del Webb Sunbridge Is Right For

Del Webb Sunbridge is a good fit if you:

  • Want a maintenance-free lifestyle where lawn care and exterior upkeep are handled

  • Value a built-in social community with organized activities and clubs

  • Are 55 or older and want to live among peers at a similar life stage

  • Prefer newer construction to an older established home

  • Are relocating from the Northeast and want Florida weather without the density of a city

  • Want proximity to Medical City, Lake Nona's hospitals, and Nemours Children's Hospital for grandchildren or personal healthcare

Del Webb Sunbridge may not be the right fit if you:

  • Have children or grandchildren who will be permanent residents (age restrictions apply)

  • Want to be within walking distance of restaurants, shops, or entertainment

  • Prefer an established neighborhood with mature trees and decades of character

  • Are not comfortable with CDD fees in addition to HOA fees

  • Need to be in Orange County specifically for tax or service reasons
