How to Review an Offer on Your Lake Nona Home

You listed your home. A buyer made an offer. Now what? Most sellers focus entirely on the number at the top of the page. But an offer is more than a price. It is a package of terms, conditions, and signals about who is buying and how likely the deal is to actually close. Here is how to read one like a pro.

Getting an offer is exciting. After all the preparation, the photography, the showings, and the waiting, seeing a number on paper feels like a finish line. But in Lake Nona, where we see everything from all-cash offers to VA loans to buyers still under contract on their own homes, the offer you receive can vary enormously in what it actually means for your situation.

I walk my sellers through every offer line by line. And I am going to walk you through the same framework here so you understand what you are looking at before we sit down together.

The Six Things That Matter Most in Any Offer

The Purchase Price

This is the number you see first, but it needs context. Compare the offered price to your asking price, to recent comparable sales in your neighborhood, and to the cost of any seller concessions the buyer has requested. An offer at 98 percent of asking with clean terms can be stronger than an offer at full asking with significant concession requests. Look at what you will actually net, not just the headline number.

The Financing Type

How the buyer is paying matters. Cash offers are the cleanest because there is no lender involved and no risk of a financing fall-through. Conventional loans with a strong down payment (10 to 20 percent or more) are the next strongest. FHA and VA loans are legitimate but subject to stricter appraisal requirements, which means if your home does not appraise at the contract price, you may face renegotiation. Ask your agent to verify proof of funds or lender preapproval before you respond to any offer.

The Earnest Money Deposit

This is the buyer's good faith money held in escrow. In Lake Nona, a solid earnest money deposit is typically 1 to 3 percent of the purchase price. A higher deposit signals seriousness and financial strength. A very low deposit should prompt questions. If the buyer backs out under certain contingencies, you may or may not be entitled to keep the deposit, depending on how the contract is written. The Contingencies

Contingencies are conditions that must be met for the sale to proceed. The most common ones in Lake Nona are the inspection contingency, the financing contingency, the appraisal contingency, and the home sale contingency. Each one gives the buyer a potential exit ramp. Understanding which contingencies are included, how long each period lasts, and whether any can be shortened or waived is an important part of evaluating any offer.

The Proposed Closing Date

When does the buyer want to close? Does that timeline work for you? If you need time to find your next home, a flexible or delayed closing might be worth more to you than a slightly higher price with a 30-day close. If you need to close quickly, a buyer who can accommodate that is worth something too. Closing date flexibility is a negotiable term that often gets overlooked.

Concession Requests and Personal Property

Read the offer carefully for any requests asking you to contribute to the buyer's closing costs, pay for repairs in advance, leave appliances or furniture, or make any other concessions. These reduce your net proceeds. Some are reasonable and standard. Others are a negotiating tactic. Know the difference before you respond.

The Contingency You Need to Watch Most Carefully

If a buyer includes a home sale contingency, meaning they need to sell their own home before they can close on yours, that is the most complicated scenario you can find yourself in. Here is why.

You would effectively be taking your home off the market while waiting to see if their sale happens. If it falls apart, so does your deal. In a balanced Lake Nona market, this is a contingency I advise sellers to approach carefully. Sometimes you can negotiate a kick-out clause that allows you to continue showing and accept a better offer if one comes in. Sometimes you are better off waiting for a cleaner offer.

This is exactly the kind of decision where having an experienced agent in your corner matters. The wrong move at this stage can cost you significant time and money.

What I See in Lake Nona Offers Right Now In the current market, Lake Nona offers are generally well-structured, but we are seeing more contingencies than we did during the peak years. Buyers are negotiating more carefully. That does not mean you cannot get a strong deal. It means you need to know what you are looking at and respond strategically. Rushing to accept an offer without understanding the full picture is one of the most common seller mistakes I see.

Should You Accept, Counter, or Reject?

Most offers land somewhere between "perfect" and "not a chance." The right move for most sellers is a counteroffer, not a flat acceptance or rejection.

A counteroffer lets you adjust the price, tighten a contingency timeline, reduce the concession request, or change the closing date while keeping the buyer engaged. It signals that you are serious and open to a deal without conceding more than you should.

Here is how I think about the response decision:

  • Accept if the offer meets your goals on price and terms and you do not have other showings scheduled that could produce competition.
  • Counter if the price is close but you want better terms, fewer concessions, or a cleaner contingency structure.
  • Reject if the offer is far below market or the terms are so problematic that a counter would be a wasted effort. This is rare, but it happens.

Do not let urgency push you into a bad decision. Some buyers (and some agents) will apply pressure around deadlines. Your response window is a negotiation tool, not a gun pointed at you. Take the time to evaluate the offer fully before responding.

What Happens After You Accept?

Once you accept an offer, the clock starts on the contingency periods. The inspection typically happens within 10 to 15 days. The appraisal follows. The lender has to issue a clear to close. Each of these steps is its own mini-negotiation, and any of them can surface issues that need to be addressed.
