Selling Your Oviedo Home and Moving to Lake Nona

Oviedo is a great place to live. The schools are excellent. The neighborhoods are established. The community has a real character to it. So when Oviedo homeowners start thinking about a move to Lake Nona, it is rarely because Oviedo failed them. It is usually because something in their life has shifted, and Lake Nona is where they see the next chapter.

I work with this exact move all the time. Here is what you need to know if you are thinking about it.

Why Oviedo Homeowners Are Looking at Lake Nona

The most common reasons I hear from Oviedo sellers considering Lake Nona:

  • Employment in Medical City. Lake Nona Medical City is one of the largest medical and research campuses in the Southeast. If you or your partner works at Nemours Children's Hospital, the Orlando VA Medical Center, UCF College of Medicine, or any of the growing number of health-tech companies in the area, living in Lake Nona eliminates a commute that could be 30 to 45 minutes from Oviedo.

  • The master-planned lifestyle. Lake Nona was designed from scratch with connectivity in mind. The trails, the autonomous shuttles, the curated mix of walkable retail and dining, the community events at Boxi Park. If you have been in an older Oviedo neighborhood and feel like the infrastructure does not quite match your current life, this difference is real.

  • Newer construction inventory. If your Oviedo home is from the 1990s or early 2000s and you want to move into something built in the last few years, Lake Nona has significant new and newer construction options across multiple price ranges.

  • A different school district chapter. Some families have already made the switch from Seminole County schools once their kids move into a different stage. Others are specifically drawn to Laureate Park Elementary, Lake Nona High School, and the Orange County schools serving the area.

Oviedo vs Lake Nona: What Actually Changes

Oviedo

  • Seminole County jurisdiction and schools

  • 32765 and 32766 zip codes

  • Mix of established subdivisions and newer development

  • Strong local character, local businesses, smaller-town feel

  • Quick access to UCF and research park corridor

  • Shorter drive to downtown Orlando via SR-436 or US-17

Lake Nona

  • Orange County jurisdiction and schools

  • 32827 and 32832 zip codes

  • Master-planned, intentionally designed community

  • Integrated amenity infrastructure, autonomous shuttle fleet

  • Direct access to Medical City employment cluster

  • Lake Nona Town Center, Boxi Park, canal trail system

Neither is objectively better. They serve different life stages and priorities well. The homeowners who make this move are usually doing it because their priorities have genuinely shifted, not because they are escaping something.

The Lake Nona Market Right Now

Before you think about where to land in Lake Nona, here is the current market context for single-family homes. This data is from Stellar MLS via RPR, pulled August 24, 2026:

$791,000Median Sold Price

97.85%Sale to List Ratio

32 daysMedian Days on Market

5.54 monthsInventory

At 5.54 months of inventory, this is a balanced market. Buyers have options and reasonable negotiating room. Sellers are still getting close to full ask. For someone coming from Oviedo, this is actually a good window, because there is enough active inventory to find the right home without being forced into a rushed decision.

Lake Nona Neighborhoods That Fit the Oviedo Seller Profile

When Oviedo sellers come to Lake Nona, they are typically looking for communities that feel established but offer newer construction or recently updated homes. Here are the neighborhoods worth exploring:

Storey Park

Lennar-developed community with more accessible price points. Mix of single family and townhomes. Good entry point into Lake Nona for buyers whose Oviedo equity does not stretch to the higher-end communities.

NorthLake Park

500-acre community at the northernmost point of Lake Nona. Mix of single family and multi-family. Established neighborhood with mature landscaping and a different feel from the newer communities further south.

Isles of Lake Nona

Newer gated community by Pulte. Single family and townhome options. Attracts families and move-up buyers who want a newer product inside a gated environment.

Eagle Creek

Gated golf community with luxury single family homes. Higher price tier. For Oviedo sellers with significant equity and a target price well above the Lake Nona median.

VillageWalk

Resort-style gated community with Mediterranean-style homes along canals. Active lifestyle infrastructure. Appeals to buyers who want the most resort-like daily environment in Lake Nona.

Laureate Park

The flagship Lake Nona community. Home to the Village Center, LP Fit, Canvas restaurant, The Aquatic Center, DockSide event venue, and 44 miles of trails. I live here. It is genuinely different from anywhere else in Greater Orlando.

How to Sequence This Move

This is the question I get asked most. Should you sell first or buy first? Here is the honest answer: it depends on your specific situation. But there is a smart sequence that most Oviedo-to-Lake Nona moves follow.

1

Get a Current CMA on Your Oviedo Home

Before you make any decision, you need to know what your Oviedo home is worth in today's market. This tells you how much equity you have to work with in Lake Nona. It also tells you your realistic price range as a buyer.

2

Get Pre-Approved with Your Target Budget in Mind

Talk to a lender before you start touring Lake Nona homes. Understand whether you can carry two mortgages temporarily if needed, or whether you need the Oviedo equity in hand before you can buy. This determines your sequencing strategy.

3

List Your Oviedo Home Strategically

Price it right from day one, prepare it well, and time the listing so you are under contract in Oviedo before you make a strong offer in Lake Nona. In a balanced market like Lake Nona right now, contingent offers are more commonly accepted than in a hot market.

4

Make Your Move in Lake Nona

Once your Oviedo home is under contract, you have the negotiating position and the confirmed equity to make a real offer in Lake Nona. Your Lake Nona agent should know the communities well enough to move quickly when the right home comes up.

5

Coordinate the Closing Timeline

Two closings on the same day, or within a day or two of each other, is the goal. This requires communication between both sets of attorneys, lenders, and agents. It is very doable when planned in advance. The stress comes when it is not coordinated.

A Note from Aileen

I live in Laureate Park, which means when I take a buyer through Lake Nona communities, I am not reading from a brochure. I know what it feels like to drive through the neighborhood at 7am on a weekday, what the Aquatic Center is like on a Saturday afternoon, and what the trade-offs are between living near the Village Center versus further out in the community. That context matters when you are making a significant move from Oviedo and trying to understand what life actually looks like on the other side of it.
