Moving from New York to Horizon West Florida: What to Know Before You Move

Every week, New Yorkers and New Jersey residents are making the decision to leave the Northeast and put down roots in Central Florida. And Horizon West has become one of the top landing spots for that wave of relocators.

Why Horizon West? The schools. The master-planned infrastructure. The community character. The price point relative to what you are leaving behind. And the fact that it sits west of the Walt Disney World corridor, with convenient SR-429 access that makes getting around Central Florida manageable without fighting congestion near the tourist zones.

If you are seriously considering this move, here is what you need to know before you go under contract on a home.

What Horizon West Actually Is

Horizon West is a master-planned community in west Orange County, Florida, developed over the past two decades as a collection of distinct neighborhoods built around town centers, parks, and lifestyle amenities. It is not a single subdivision. It is a series of communities that share infrastructure and planning guidelines while each maintaining its own identity.

The neighborhoods within Horizon West include:

  • Hamlin — the most developed town center, walkable retail and restaurants, high demand
  • Lakeview Pointe — lakefront and lake-view homesites, premium positioning
  • Summerlake — resort-style amenities, strong community programming
  • Watermark — family-focused, excellent school access
  • Independence — established, mature community, move-in-ready resale options
  • Windermere Trails — connected trail network, SR-429 proximity
  • Oakland Park — adjacent to the charming downtown Oakland district
  • Ovation — newer construction, some builder availability still present

Each community has its own HOA structure, amenity package, and price range. Before you start touring, know which characteristics matter most to you — waterfront views, walkability, school zoning, or lifestyle amenities — and narrow your search accordingly.

What Your Northeast Dollar Buys Here

This is often the first thing that gets New Yorkers' attention. In Horizon West, the median sale price for single-family homes is approximately $550,000 as of mid-2026, with most homes ranging from around $450,000 to $725,000. For that price, you typically get a significantly larger, newer home with a yard, a community pool, and a two-car garage in a planned community — compared to what that same budget buys in the metro New York area.

Active builders in Horizon West include Toll Brothers, M/I Homes, Ashton Woods, Taylor Morrison, Beazer, KB Home, and Pulte — which means there are both new construction and resale options in the market. Understanding the difference between these matters.

What NY-to-FL Buyers Gain in Horizon West

  • No Florida state income tax
  • Significantly more square footage for the same dollar
  • New or recent construction with modern features and energy efficiency
  • Resort-style amenities typically included in HOA
  • Highly rated Orange County schools
  • Proximity to Tampa, Orlando International Airport, and Disney
  • Warm year-round climate without the Northeast winters

New Construction vs Resale: Know the Difference

This is the part most out-of-state buyers do not fully understand until they are already in the middle of the process. Builder base prices are not what you will actually pay.

When a builder advertises a home starting at $500,000, that typically does not include flooring upgrades, kitchen appliances, design center selections, landscaping, window blinds, gutters, or a fence. By the time a buyer upgrades the home to truly move-in-ready condition, the cost is often $50,000 to $100,000 or more above that base price.

A resale home priced at $575,000 with all of those items already installed may be a better value than a new build at $520,000 before upgrades. Know what you are actually comparing.

Resale homes also offer immediate occupancy — no wait, no construction-related delays, no uncertainty about the builder's delivery timeline. For buyers who have already sold their New York home and have a moving date, that matters enormously.

What to Budget for Beyond the Purchase Price

Florida real estate comes with costs that New York buyers sometimes underestimate:

Homeowner's insurance. Florida insurance costs have risen meaningfully in recent years due to hurricane risk and changes in the insurance market. Get quotes before going under contract, not after. An older roof or certain construction types can significantly affect your premium.

HOA fees. Most Horizon West communities have homeowner association fees that cover amenities and common area maintenance. These vary by community. Factor them into your monthly cost calculation.

Property taxes. Florida property taxes are due annually. The Homestead Exemption — available once you establish Florida as your primary residence — provides meaningful savings on your annual tax bill. Apply for it after closing.

CDD fees. Some communities in Horizon West include Community Development District bonds on the tax bill. Ask your agent whether any community you are considering has a CDD fee and what it is before making an offer.

How the Relocation Process Works

Most New York to Horizon West moves follow this sequence:

  1. Define your priorities. School district, waterfront, walkability, budget, home size. Know what matters most before you start touring.
  2. Get pre-approved for Florida financing. Florida lenders understand the market, insurance dynamics, and HOA requirements here. Do this early.
  3. Visit before you commit. The commute, the community feel, and the neighborhood character in person matter more than photos. Visit before you make an offer if at all possible.
  4. Coordinate your New York sale timing. If you need proceeds from your New York home to buy here, understanding the timing of both transactions is critical. Bridge financing exists but adds cost and complexity.
  5. Work with an agent who knows the Horizon West market locally. An out-of-state agent who does not know the difference between a CDD community and a non-CDD community — or which neighborhoods have active builder competition — will cost you money.
