Moving from New Jersey to Lake Nona Florida: A 2026 Relocation Guide

By Aileen Torres, Broker Associate | Keller Williams Advantage III Realty

I talk to people who've made this exact move every week. New Jersey to Lake Nona. The conversation usually starts the same way: "We've been thinking about it for a while. We're finally ready."

The reasons vary a little. Sometimes it's the state income tax. Sometimes it's the property tax bill. Sometimes it's the winter, or a job change, or the kids are grown and there's no reason to stay anymore. But the destination keeps being Lake Nona, and there are good reasons for that.

I live in Laureate Park in Lake Nona. I'm not just selling homes here. I'm raising my life here. This guide is written from that perspective.

Why Lake Nona Keeps Attracting New Jersey Buyers

There are a few specific things about this move that keep making sense for New Jersey homeowners in 2026.

The Tax Picture Is Significant

Florida has no state income tax. New Jersey taxes income at up to 10.75%. For a household earning $150,000, that's a meaningful difference every year. And property taxes in Lake Nona communities are substantially lower than what most New Jersey homeowners are used to paying on a comparable home.

Florida also offers a Homestead Exemption that reduces the taxable value of your primary residence by up to $50,000. For Lake Nona communities, there may also be CDD (Community Development District) fees that vary by neighborhood, so you'll want to look at those numbers before making a final comparison. I can help you understand the full picture for any specific community you're considering.

For many New Jersey families, the annual tax savings alone represent a significant improvement in their monthly budget, even when accounting for Florida-specific costs like hurricane insurance.

What Your Budget Gets You Here

In Lake Nona, $600,000 to $800,000 in today's market can get you a 2,500 to 3,500 square foot single-family home in a master-planned community with modern construction, resort-style amenities, and A-rated schools nearby. In comparable New Jersey suburbs with strong school districts, the same budget typically buys an older, smaller home on a smaller lot with significantly higher carrying costs.

That's not meant as a knock on New Jersey. Some of those older homes have incredible character and history. But when you're right-sizing or moving for lifestyle reasons, the comparison is real and it's meaningful.

The Lake Nona market is active. Between August 1 and September 24, 2026, 83 single-family homes sold across the broader Lake Nona area. Prices for entry-level Lake Nona communities start around $500,000 and go into the millions for larger, luxury homes in gated communities. There is inventory across multiple price points right now.

The Lifestyle Is the Real Draw

Here's what I hear from people who've made the move: they didn't expect to love it as much as they do. Lake Nona was planned from the ground up to be a community that functions well. That shows.

In Laureate Park, where I live, there are 44 miles of hike and bike trails. The Aquatic Center has three pools. LP Fit is the fitness center right in the neighborhood. Canvas is the restaurant inside the Village Center. DockSide is the event venue on the lake. The Move Nona autonomous shuttle runs for free, connecting Laureate Park to the Lake Nona Town Center, Boxi Park, and even the VA Medical Center and Nemours Children's Hospital.

You don't have to drive everywhere. That matters more than people expect when they're coming from a car-dependent suburb.

"I keep running into people who moved here from Bergen County, Monmouth County, Essex County. People who said they'd never leave New Jersey and then one day they did. Almost all of them say some version of the same thing: they wish they had done it sooner." Aileen Torres, resident and Realtor

The Right Lake Nona Neighborhoods for NJ Relocators

Lake Nona has about 33 neighborhoods spread across a large area. These are the ones that consistently attract New Jersey buyers.

Laureate Park

The most walkable and amenity-rich community in Lake Nona. Multiple builders active (David Weekley, Ashton Woods, Taylor Morrison, Pulte, Dream Finders). Resale homes from the mid $500s to over $2 million. A-rated Laureate Park Elementary is inside the neighborhood. For NJ buyers who want the resort lifestyle without leaving the neighborhood, this is often the answer.

Eagle Creek

A gated golf community with luxury single-family homes. More traditional in feel, with an on-site golf course. Very popular with buyers from the Northeast who are used to established suburban neighborhoods. Prices range widely, with significant luxury inventory above $800,000.

VillageWalk

A resort-style gated community with a Mediterranean architectural style and homes along private canals. Extremely popular with buyers who want an all-in-one lifestyle community with extensive amenities. Well-maintained. Strong resale demand. This is a Lake Nona neighborhood, not a separate destination.

Storey Park

Developed by Lennar, Storey Park offers newer construction at more accessible price points. A good entry point into Lake Nona for buyers whose budget is under $550,000. Larger lot sizes in some sections. Connected to Lake Nona Medical City and major employment corridors.

Schools: A Key Driver for NJ Families

New Jersey has some of the highest-rated public school systems in the country. That's one of the big concerns for families considering a move. Lake Nona holds up well on this.

Laureate Park Elementary is A-rated and located inside the Laureate Park neighborhood. Lake Nona Middle School and Lake Nona High School are both A-rated Orange County public schools. The Orange County school district as a whole has strong options, including several magnet and charter programs.

If you are coming from a town in New Jersey where the school district is the reason you've stayed, do your own research on the specific schools your children would attend before you make any decisions. School ratings change. Boundaries can shift. But the foundation here is strong.

The Practical Questions: How to Make This Move

Should You Sell Your NJ Home First?

This is the most important question and there is no universal right answer. But here's how I frame it.

If you don't know exactly where in Lake Nona you want to be, sell first and rent temporarily. Visit Lake Nona for a long weekend. Walk the communities. Eat at the restaurants. Drive the commutes if employment is a factor. You will know very quickly which neighborhood feels like home.

If you've already done your research and you know which community you want, you can look at timing both transactions together. A bridge loan or a contingent offer may be options depending on your equity position. Let's talk through the math before you commit to either path.

What to Do Before You Buy

  • Get pre-approved with a Florida-experienced lender. Lending guidelines are the same nationally but local lenders understand CDD fee disclosures and HOA addendum requirements that out-of-state lenders sometimes trip over.
  • Understand CDD fees. Some Lake Nona communities have Community Development District fees that are part of your property tax bill. They are not separate from closing costs. They are recurring and they affect your monthly carrying costs.
  • Budget for homeowner's insurance. Florida insurance premiums have increased significantly. Get a quote before you finalize your budget. It's not a reason not to move, but it should be in your numbers from the start.
  • Visit in person if at all possible. Buying in Lake Nona remotely is done all the time. But if you can schedule a visit, do it. The feel of a community is hard to capture in photos.

Timeline: What to Expect

Most New Jersey to Lake Nona moves take 3 to 6 months from the time you start seriously planning to the time you're in your new home. That includes selling your NJ property, identifying a Lake Nona home, and closing both transactions.

If you're renting in NJ and only need to buy here, the timeline can compress. If you're coordinating two closings, build in buffer time. Things happen on both ends of a long-distance move and flexibility matters.

Frequently Asked Questions

Why are New Jersey residents moving to Lake Nona Florida?

Laureate Park, Eagle Creek, VillageWalk, and Storey Park are the most popular. The right choice depends on your budget, whether you prioritize gated security, golf access, walkability, or price point.

How do property taxes in Lake Nona compare to New Jersey?

Florida's effective property tax rate is substantially lower than New Jersey's, and Florida's Homestead Exemption reduces taxable value by up to $50,000. Note that Lake Nona communities often have CDD fees in addition to standard property taxes. Consult a local CPA for your specific situation.
