How to Sell Your Isles of Lake Nona Home for Top Dollar

By Aileen Torres, Broker Associate | Keller Williams Advantage III Realty | September 2026

Isles of Lake Nona is one of the newer gated communities in the Lake Nona area, and it draws buyers for good reasons: the Pulte construction quality, the pond and lake views, the gated security, and the Lake Nona lifestyle that comes with the zip code.

But selling here is not as simple as putting a sign in the yard. The Isles sits in a competitive slice of the market. You are up against Pulte's own new construction nearby, a balanced Lake Nona single-family market with 5.54 months of inventory, and buyers who are researching every listing online before they ever book a showing.

Here is how to get top dollar for your Isles of Lake Nona home.

July 2026 Market Context

Lake Nona single-family homes: $791,000 median sold price, 97.85% sold to list price ratio, 32-day median to contract, 5.54 months of inventory (balanced market). Source: Stellar MLS via RPR, July 2026. Isles of Lake Nona-specific data is not broken out separately in RPR reports.

Understand What You Are Competing Against

The number one mistake Isles of Lake Nona sellers make is pricing against what they paid, not what buyers can get elsewhere today.

Buyers touring your home are also looking at Pulte's current inventory in nearby communities. And here is what most sellers do not realize: the builder's advertised base price is not the relevant comparison. The fully delivered price, after upgrades, lot premiums, and closing cost incentives, is what you need to compete against.

A new Pulte home in a nearby Lake Nona community might advertise at $550,000 base, but by the time a buyer adds the upgrades they actually want, that home costs $650,000 or more. If your home is move-in ready with those upgrades already installed, you have a real advantage, but only if your pricing reflects it.

A current comparative market analysis should look at both resale competition and new construction options in the same buyer's search radius.

Lead With Your Resale Advantages

Your home has advantages that new construction cannot offer. Most buyers do not think about these until an agent points them out. Make sure yours does.

Immediate Occupancy

A relocating buyer needs a move-in date. New construction often means 4 to 12 months of waiting with no guaranteed delivery date. Your home is available now. That is worth something, especially for buyers who have sold their current home or who have children starting school in August.

Upgrades Already Installed, No Markup

Builders charge a significant premium for design center upgrades. If your home has quartz countertops, luxury vinyl plank flooring, upgraded cabinetry, or extended tile, you paid for those at cost. The buyer gets them at your list price, which is often less than what a new buyer would pay to add them to a new build.

Mature Landscaping and a Settled Property

New construction lots often look bare. Your landscaping is established. If you have pond views, your lot is already selected and there is no risk of a less desirable neighbor lot opening up beside you later.

No Construction Uncertainty

Buyers of new construction deal with supply chain delays, change orders, quality variability, and the reality of living next to an active construction site for months or years. Your home has none of that.

Prepare the Home Like You Are Competing for First Place

In a balanced market with 5.54 months of inventory, buyers have choices. They do not have to settle for a home that needs work. The homes that sell fast and for top dollar are the ones that feel move-in ready from the moment the photos hit the MLS.

Before you list:

  • Repaint anything scuffed, dated, or that reflects your personal style rather than broad appeal

  • Replace any hardware that looks worn (cabinet handles, faucets, door hardware)

  • Deep clean the entire home including grout, windows, and appliances

  • Address any deferred maintenance items, especially anything a buyer's inspector will flag

  • Stage key rooms: master bedroom, living room, kitchen, and the view-facing spaces

  • Pressure wash the driveway, entry, and lanai if applicable

Most of these items cost a few hundred dollars. The return is measured in thousands.

Photography and Marketing That Reaches Out-of-State Buyers

The buyers most likely to purchase your Isles of Lake Nona home are not driving by on a Sunday afternoon. They are in New York, New Jersey, California, or Texas, scrolling through Zillow or working with a relocation agent. They are making their short list before they book a flight.

Your photos are your first showing. If they do not do your home justice, the buyer never calls.

Professional real estate photography, including wide-angle interior shots, twilight exterior photography, and drone coverage of any pond or water views, is not optional at this price point. Video walkthroughs have become the standard for relocating buyers who cannot visit in person before making an offer.

The Isles of Lake Nona lifestyle, the gated entry, the water features, the proximity to Medical City and the Lake Nona Town Center, should be part of how your home is marketed, not just a footnote in the description.

Pricing: Start Right, Not High

In a balanced market, overpricing is the fastest way to hurt yourself.

Here is why. Buyers in 2026 are experienced. They have watched the market for months. When they see a home priced above comparable sales, they assume there is something wrong with it or that the seller is not serious. Both conclusions lead to fewer showings.

Days on market accumulates. By week three or four with no offers, buyers start asking what is wrong. And by the time you reduce, you have lost the momentum of a fresh listing.

The Lake Nona market shows 97.85% of list price achieved on sold homes. That number belongs to homes that were priced right from the start. It is not where sellers land after a price reduction.

Starting at the right price is how you get to 97.85%. Overpricing and then reducing is how you end up below it.
