Del Webb Sunbridge Real Estate Market Update: August-September 2026
By Aileen Torres | Keller Williams Advantage III Realty | Data: Stellar MLS, Aug 1 to Sept 24, 2026
Del Webb Sunbridge is one of the most talked-about active adult communities in the Sunbridge area. Developed by Pulte within the larger Sunbridge master-planned community in St. Cloud, it offers the 55-plus lifestyle that a growing number of Central Florida buyers are specifically seeking. If you own here and are tracking the market, this update covers what Stellar MLS showed for August 1 through September 24, 2026.
Like other boutique gated communities, Del Webb Sunbridge produces a limited number of transactions in any given two-month window. Three closings during this period is a small sample, and I will note that clearly throughout. The data is real and sourced directly from Stellar MLS, but extrapolating broad trends from three sales requires caution.

The Homes That Sold
Three homes closed between August 1 and September 24, 2026. Each one represents a distinctly different price point within Del Webb Sunbridge.
6403 Shimmering Shores Lane, sold at $420,000
1,682 square feet. This represents the entry-level price point for Del Webb Sunbridge closings during this period. A smaller floor plan, and a price that reflects strong value for a well-located Del Webb home in this community.
6524 Shimmering Shores Lane, sold at $800,000
2,808 square feet. A mid-range sale that demonstrates buyers are willing to commit at the $800,000 level for a well-sized Del Webb home. The jump from $420,000 to $800,000 reflects the wide spectrum of floor plans this community offers.
6213 Citrus Grove Court, sold at $865,000
2,269 square feet. The top of the sold range for the period. At $865,000, this closing is notable: a 2,269 square foot home commanding nearly $381 per square foot reflects premium lot positioning, upgrades, or both. This tells you that buyers in the $800,000 to $900,000 range are present and active in Del Webb Sunbridge.
The Expired Listings: A Signal Worth Noting
Four listings expired during this period, meaning they sat on the market without selling and the listing agreement ended. The expired listings were priced at $459,900, $659,000, $849,900, and $999,995.
This is worth paying attention to if you are thinking about selling. In a community where buyers are active and three homes did close, four others expired. What separates the homes that sold from the ones that did not almost always comes down to pricing, presentation, and marketing reach.
An expired listing in an active community is a pricing or positioning problem, not a market problem. The buyers are here. The question is whether your home gives them a reason to choose yours over what else is available.
Understanding Del Webb Sunbridge and the Sunbridge Community
One important thing to get right when researching this community: Del Webb Sunbridge is a neighborhood within Sunbridge, the 24,000-acre master-planned community developed by Tavistock Group. Sunbridge uses St. Cloud mailing addresses and zip code 34771, and falls under Osceola County. It is not part of Lake Nona, even though it shares a developer and a similar vision for master-planned community living.
Del Webb Sunbridge is a 55-plus active adult community within Sunbridge, designed specifically for residents 55 and older. It offers resort-style amenities, a full calendar of social activities, and the kind of lifestyle that active adults coming from the Northeast often describe as exactly what they were looking for in Florida.
The buyer profile here is specific: typically empty nesters or retirees from northern states, many selling paid-down or paid-off homes in New York, New Jersey, or similar high-equity markets. They often bring significant cash or substantial down payments, which affects both the transaction velocity and the price points where deals happen.
Why Accurate Geography Matters Here
Most agents and most websites get the Sunbridge geography wrong. Sunbridge is the master community. Weslyn Park and Del Webb Sunbridge are the neighborhoods within it. Getting this right matters for SEO, for buyer education, and for positioning your home correctly to the buyers who are specifically searching for this community. Accuracy is part of my approach to every listing in this area.
What This Means If You Are Thinking About Selling
Here is my read on the August-September 2026 data for Del Webb Sunbridge sellers.
Active buyers are in the market. Three closings and four pending contracts means seven transactions were moving through this community during the reporting period. That is real buyer activity for a community of this type.
The price spread is wide, and positioning matters. A $420,000 closing and an $865,000 closing in the same community reflects very different homes. Your floor plan, lot position, upgrades, and condition relative to what else is active on the market determines where your home lands in that range. Pricing to the wrong tier costs you money or time.
Four expireds in two months is a warning sign for overpriced sellers. The market has shown it will move on motivated, well-priced homes. It will also let overpriced listings sit until the seller adjusts. The earlier you price correctly, the better your outcome.
Fall and winter are strong for this buyer demographic. The buyer profile for Del Webb Sunbridge is heavily weighted toward retirees and pre-retirees from the Northeast planning their Florida transition. These buyers are actively looking in the fall, often timing their move for early in the following year.
