The community features resort-style amenities, proximity to top-rated schools, and easy access to Lake Nona's broader ecosystem of employers, medical facilities, and lifestyle destinations.

Storey Park has grown in phases, which means home sizes, layouts, and price points vary across the community. Understanding which segment your home falls into matters when you are pricing for today's market.

Entry-Level Tier: $374,900 to $435,000

This segment includes Storey Park's larger homes across later phases, ranging from roughly 1,994 to 3,994 square feet. The picture here is more mixed.

The good news: five homes are actively under contract in this segment, most in the $525,000 to $680,000 range. That tells me there is a buyer pool here. The challenge: seven canceled listings also appear in this tier, which means homes that were not priced or positioned correctly are being pulled rather than sold.

What These Numbers Mean for Storey Park Sellers

Here is the honest read on this market.

Buyers in Storey Park have options. With 21 active listings across the community and a fresh wave of expired and canceled homes from recent months, buyers know they do not have to rush or overpay. They are taking their time, comparing homes carefully, and negotiating.

That does not mean you cannot sell well. It means you have to be strategic. Here is what works right now:

  • Price it right from day one. Homes sitting at 100 or more days on market have almost certainly started too high. A precise CMA-based price from the start is non-negotiable.
  • Compete with new construction deliberately. Storey Park still has active builder inventory. Resale homes need to offer value that new construction cannot, whether that is a premium lot, upgraded finishes, or a faster move-in timeline.

The community is still attractive to buyers, especially families who want newer construction quality at a price point that makes Lake Nona accessible. But the days of listing and immediately fielding multiple offers are behind us for most Storey Park homes right now. What I am seeing is that sellers who prepare properly, price accurately, and market aggressively are still getting strong results. The sellers who struggle are the ones who test the market at a number that feels good but is not grounded in data. The data matters here more than ever.

If your life is ready for the next move, whether that means downsizing, relocating, or moving up, waiting for a "better market" can cost you more than it saves. The cost of waiting is real: additional months of carrying costs, uncertainty, and missed opportunities to move into what comes next.

What matters more than market timing is having a strategy. A well-prepared, well-priced Storey Park home with strong marketing can still sell for a solid number in this environment. It just requires more intentional execution than it did two years ago.
